We are often asked to submit planning enquiries for conservatories or single storey extensions to ascertain whether or not planning permission would be required. Some councils will charge a fee ranging from £25/£150 and can take up to four weeks to reply, we are always happy to help with this if required.

You might not need planning permission but you might what formal clarification in the form of a legal document from the council to confirm this. We can apply on your behalf for a ‘Lawful Development Certificate’ (LDC) the council will charged £129 for a householder application. There are two types of Lawful Development Certificates (LDC)
- Certificates of Lawful Existing Use or Development.
You might apply for this if you have already built you conservatory, you could be selling your house and want legal confirmation planning permission wasn’t required. The council fee for this application is £258.
- Certificates of Lawful Proposed Use or Development.
You might apply for this if you feel you don’t need planning permission for your conservatory but want formal confirmation from the council. It is not compulsory to have an LDC but there may be times when you need one to confirm that the proposed extension is lawful for planning control purposes. The council fee for this type of application is £129.
