Planning Guide For Conservatories or Extensions To The Front Of Your Property

Conservatories or Extensions to the front of your property do not generally come under permitted development and therefore require planning permission.

The guideline on the planning portal states that ‘extensions forward of the principal elevation or side elevation of the original house (as it was in 1948 or first built) and fronting a highway are not permitted development’.  Do you need permission? – Planning Portal

Although a conservatory or extension to the front of the property requires planning permission it doesn’t mean it can’t be built and your application will be declined. We’ve recently had a number of applications approved for extensions on the principal elevation of a property ‘fronting’ a highway. Applications went through smoothly.

Sometimes you can come across properties where the rear of the property ‘fronts’ the highway and the front of the property looks over fields. In this instance we would always submit a planning enquiry first. Most local authorities would say that the application to the front would require planning permission but some may say that planning wouldn’t be required.

You may also have a property where the side elevation ‘fronts’ the highway so again its advised to submit a planning enquiry. We can submit a planning enquiry on your behalf.
